Purchasing a home does not have to be stressful, and can in fact be enjoyable, as long as you have been given sound advice. This is why it is so important to have the services of someone qualified to assist you. When I was looking for Santa Monica homes for sale I could never have bought one without all the assistance I received from my real estate agent!
Their help can make the process easy, or otherwise extremely difficult. For your information Santa Monica homes for sale, my estate agent was amazingly helpful.
One route which used to prove popular was looking at countless flyers, trudging through endless open houses, listening to as many pitches from all the attending agents, and spending your evenings and weekends driving neighbourhoods in search of lawn signs, looking for that elusive and affordable home that meets your requirements. There is an alernative though...
ALLOW A REAL ESTATE AGENT TO FIND THAT HOME FOR YOU.
Time is precious. So just take a back seat and let them spend their time searching for, they are paid to do it after all. It is advisable to get all your requirements listed prior to searching. If you're in the market for Santa Monica homes for sale then you must follow these steps.
During your first meeting, your real estate agent will try to establish what style of home you are after and what you require in your home. He will want to know things like how many bedrooms do you want, do you want a pool? What features would you like to see? You'll probably find youself in a situation where you are so excited that you just ok everything you are told and suggested. Draw up a list prior to your first meeting - this will ensure that you know what is essential (what you must have) and things which you could maybe do without. If your list of essentials is massive, then expect the house price to be of equal value. Be cut-throat in your approach.
WHAT PRICE CAN YOU REALL AFFORD? For example, if you have a low budget then forget about looking for Santa Monica homes for sale.
You will then asked a few simple financial questions order to work out what price range you are looking at. Will you be using part borrowed and part your own funds? Are Mom and Dad assisting? What level of annual income do you have together and what are repayments on your current debts, if you have any? Ever been bankrupt? Are you able to repay your loans currently? He'll advise you on what to expect for closing costs, including the big one, land transfer tax. It is important that you tell the truth to a real estate agent as his calculations will help you understand what you can and cannot realistically afford in the long term. I bought a few houses a year or so ago, 2 of which I could not afford which resulted in my me having to put up my Santa Monica homes for sale.
He may also suggest that you buy to your maximum affordability. You may think he's just trying to maximize his commission. However, he may well have your best intentions at heart - if you purchase a downgrade as such then it will only be a matter of time before you want to move again. And of course with another move will come another set of fees and legal expenses. So at the end of the day, most of the time it is advisable to just go for your dream home, as long as it does not stretch your budget too much. My idea of totally ideal home is in California, have a search for Santa Monica homes for sale, if you move here then you will never want to live anywhere else.
